House Rewiring Surveys

Before you spend money on a rewire, find out what the house actually needs. A rewiring survey gives you a clear recommendation and, if work is needed, a written quotation.

Why people book a survey

Usually because they're buying an older property, planning a renovation, or something about the electrics has started to worry them. Sometimes it's just a fuse box that looks older than the house's last kitchen.

What the assessment involves

We look at:

  • The consumer unit or fuse board and the protection it provides
  • Cable types and condition where visible
  • Earthing and main protective bonding
  • A sample of sockets, switches and fittings
  • Evidence of alterations and extensions over the years
  • Whether there are enough sockets and circuits for modern use

Buying an older property

Building surveys often flag electrics as 'dated' and recommend specialist advice. A rewiring survey turns that into a clear scope and price, which helps with budgeting and, where relevant, negotiation.

Renovating

If walls and floors are coming up anyway, it's the cheapest time to rewire. A survey before renovation lets us plan the electrics into your builder's programme.

Full or partial?

The survey is where that decision is made. If part of the installation is sound, we'll say so and quote a partial rewire. If it's old throughout, we'll explain why a full rewire is the better long-term option.

After the assessment

You'll get a plain-English explanation of what we found and our recommendation. If work is needed, a written quotation follows, setting out what's included.

What a survey is not

A rewiring survey is an assessment to scope rewiring work. It isn't a formal certificate or report, and we won't present it as one.

Signs an installation may be outdated

  • Old fuse box with rewireable fuses, or a board with no RCD protection
  • Rubber, lead-sheathed or fabric-covered cables
  • Lighting circuits with no earth conductor
  • Scorch marks, warm sockets or a burning smell
  • Circuits that trip regularly or lights that flicker
  • Too few sockets, with extension leads everywhere
  • Round-pin sockets or switches on skirting boards
  • A history of DIY alterations nobody can explain

Frequently asked questions

Is a rewiring survey the same as an electrical certificate?

No. A rewiring survey is an assessment to work out what rewiring, if any, a property needs and to scope a quotation. It doesn't certify the installation.

Should I get a survey before buying a house?

If the building survey mentions dated electrics, or the house clearly hasn't been rewired in a long time, a rewiring survey helps you understand the likely work before you commit.

What happens after the survey?

We explain what we found and, if work is recommended, send a written quotation. There's no obligation to proceed.
